INTEGRA provides best-in-class professional community management services for the more than 12,000+ units in 100+ communities we manage. Our management program is time tested and effective in identifying and solving maintenance issues. We are skilled at matching contractors and vendors with the services required by our client associations.
Management
- Assign a team of professionals to the community, which will consist of a Site or Portfolio Manager and Regional Managing Director. Supplemental support is also provided by the President and Controller as needed. Any additional staffing requirements will be based upon the specific community. Job Descriptions are available for INTEGRA personnel upon request.
- Employ and supervise on behalf of the association and its staff, including: security, recreational, handymen, and groundskeepers, where required.
- Develop and maintain an employee manual and cultivate effective relations with association employees.
- Maintain, recommend, and utilize vendor and contractor resources for repairs and maintenance for plumbing, electrical, roofing, masonry, excavating, pool, and general maintenance services.
- Provide our robust work order, compliance and architectural system software for facilitating entry, responding and reporting.
- Routinely handle and oversee maintenance work orders and service programs with association employees or contractors for projects relating to but not limited to: Drainage repairs, landscaping, water and sewer system, sprinkler system, foundation repairs, curbing, sidewalk, roadway paving, roofing repairs, painting, elevator, HVAC, janitorial and others. Issue monthly open and closed work order reports by unit, building, and maintenance or project category.
- Seek competitive bids and prepare all service specifications for all major service contracts, projects, and purchases of supplies and equipment. Provide a detailed evaluation of the bids and offer recommendations.
- Physically inspect work performed by vendors and service providers. Check invoices for compliance with contracts, specifications, and performance expectations and authorize payment only when appropriate criteria are met and achieved. In addition, our accounting group will also test compliance with contract payment terms and will add up individual line charges on an invoice to assure accurate totals, along with contract compliance for the charging of sales tax.
- Provide pool, clubhouse, parks, golf, and amenity management guidance in operations (if applicable).
- Conduct a review of existing insurance coverage and corresponding policy forms.
- Prepare detailed insurance specifications for identifying insurance needs and procuring policies through competitive bidding and INTEGRA insurance programs.
- Provide a comprehensive fidelity bond for our firm in the amount of $1,000,000.00
- Provide general liability coverage for our firm in the amount of $3,000,000.00
- Provide professional liability coverage for our firm in the amount of $2,000,000.00
- Implement procedures for the effective transition of management responsibilities and records between management companies.
